After completing the pre-construction camera inspection, it was discovered that much of the under slab drainage will have to be replaced, due to improper fittings, and massive amounts of build up. Building engineers stated this sewer had been a problem all along. Also found debris such as room keys, and what looks like a bottle. After cutting commenced we found the concrete to be 8 to 11 inch thick. The concrete was also poured with very little/poor site grading and compaction. The slab lay directly on top of the water and sewer pipes making it impossible not to cut. This resulted in (4) water main emergency repairs complete with building shut down, and dispatching of a dry out team to the site to prevent water damage to drywall in bathrooms.
During the concrete removal phase we noticed a constant supply of water into our trench area that never seeped into the ground. We performed leak detection and located a leak approx 120 feet away in the kitchen. After cutting the floor to expose we found a .5 inch copper water line with a hole in it, the obvious cause of the water in the trench. This leak had caused a good size void at sub slab level, the unsupported waste pipes are now cracked, and fall apart when touched. The leak had to be repaired immediately for work to continue. This portion was pre-quoted including tile, and was approved. Also uncovered was the existing waste plumbing configuration, and condition would never allow the addition of fixtures to the system as planned.
Replace two 2hp grinder pumps 240v single (ProGrind). Install two sets of Camlock fittings. Install terminal blocks in gas seal off box. Replace two pump run hour meters. Backfilled and re-cemented floor. Cleaned work area and rolled back carpet. Performed PMA service.
Jetted out all floor drains and cleanout in kitchen area. Jetted out main grease via area trap toward building. Jetted out main sewer line from building to street via manholes in front of building. Excavate 175 feet x3' of concrete with jack hammer and cut saw. Hand dug 3 feet in depth to remove 2" to 3" water main. Replaced 175 feet of 2"-3" water main with schedule 80 PVC. Test entire system. Backfill to grade, tamp and contact. Install steel all debris, concrete, pipe. The whole complex is backed up. Jetted out the main line. Pump out man hole in parking lot, on the right when entering complex. Jetting removed much buildup of grease in main line. Back up may have resulted from the fact that the lift station pumps are not operating at optimal level. The secondary pump may have blockage. Recommend that both pumps be replaced due to the extremely slow speed at which the lift station emptied. Boiler room re-piping to synchronize boilers with holding tanks using copper from boilers to holding tank.
Remove old CPVC and replace with copper, and replace old copper to meet maximum efficiency. Re-pipe the hot and cold water lines to all existing valve boxes. Had to cap three other lines in crawl space from CPVC to galvanized. Old recirculation pump was bad due to no oil.
CPVC to reroute under building where CPVC was tied into galvanized. - Exposing walls and capping CPVC going into galvanized in three different locations. - Went into units and cleaned screens. Initial diagnostics pump out, high pressure jet and video inspection. • After a second follow up diagnostic, found all lines inside building are ok. • Pulled back a 2' piece of broken sewer cable on camera head. • After multiple camera shots and line locates, located where sewer line exits building. • A major problem spot is 18” outside of building in main sewer line.
• We need to:
• Cut and remove approx 20 sq ft of asphalt. • Uncover sewer, cut and replace bad section. • Install a clean out, outside.• High pressure jet main line sewer inside and out followed by camera inspection to verify. • Pump and clean all floor drain sediment buckets. • Restore parking lot. • Off site asphalt and trash disposal. • If the guard rail bumper post for the used oil receptor has damaged the sewer pipe, we will remove the guard rail and post to make necessary repairs, however we will not re-install the post or guard rail.
